I spent 12 brutal years making every small business mistake in the book. I bought vending machines, ATM's, arcade games, then opened 3 hookah lounges, a chain of float studios, and I even launched an ebook.

It was a cold, wet fall in Seattle, and I was just feeling burnt out.

Building from scratch would take 4 years and would basically be building myself another job. I almost gave up... 😔

It was late October and, just like every year before, I made my way downtown to pickup a tin of Gourmet Popcorn my Mom LOVED for Halloween.

I would always buy them from a little shop near the waterfront called KuKuRuZa Gourmet Popcorn.

Maybe it was because I was broke, but for some reason this year the price stuck out. 

How much could this actually cost to make?

I remember it like it was yesterday, I raced home and crunched the numbers in my micro-studio, huddled over my gloss white, tiny desk from Ikea.

 I remember thinking "If I was in a business like that, I couldn’t fail". 

I could make rent, pay off my student loans and finally have the time freedom that I'd always wanted.

They had 17 locations, franchises in 9 countries and 4 stores in Seattle alone.

The problem was, I still didn't have any money...

I remember looking at the KuKuRuZa Gourmet Popcorn website and thinking "how the hell could I compete with them?!"

I didn't have the money to buy it, but I also didn't have 4 years to start my own popcorn shop.

I felt stuck. 

It's kind of embarrassing to admit this, but It was a cold wet October and I was feeling kinda desperate.

So I rushed to Barnes and Noble to buy a book that my friend had said "Changed his life", and from midnight to 6am I read it cover to cover. 

As I thumbed through it, the author pounded home one important idea... almost everyone sucks at negotiating.

This book shifted my mind to HOW could I buy this business?

I got pumped up on 5-hour energy and walked into the Downtown Kukuruza store to speak to the manager.

I didn't really have a plan, I just knew I had to make something happen.

To my surprise the women at the counter said "The owner is here, do you want to talk to him instead?"

YES! I practically screamed.

At just that moment, he came out from behind the counter and we started chatting. 

As I asked question after question for nearly an hour, I started to hear a little sadness in his voice. He finally looked at me and said, "Son, you seem really interested in this business." You know it's for sale right?

My jaw nearly hit the floor.

"No" I said. "How much?"

We're making 1.1 Million a year. He said, "What do you think it's worth?"

I stared back at him blankly.

Just then, I remembered that negotiation book and decided to put every single trick and technique I could remember into practice.

I started mirroring his words, asking calibrated questions, and making him feel comfortable talking to me.

It literally felt like waving a magic wand, and just like the book said, he began to reveal GAME CHANGING information.

He divulged that there was a big divorce happening between the owners (One of which was actualy his daughter).

The company was underwater.

That they had been trying to sell for 9 months with NO bites.

As I utilized the book's techniques, the information came gushing out of him like like a firehose. 

They owed almost $270,000 to the Bank.

He personally had close to 200k in credit card debt.

He had loaned the company a bunch of money to get started, but most importantly, he lived in California full time and needed to sell this business SOON.

He invited me to "tour" their warehouse the next day.  

 I finally bought a great business, rather than figure out everything on my own from scratch.

There was a chance I could ACTUALLY buy this business, but I had to act fast and get him to lower the price by A LOT.

The next day I went to "the Warehouse" which was actually a Public Storage unit the size of a full tennis court, piled high with boxes, equipment, ingredients and packaging.

We LITERALLY crawled across the top trying to determine what it was all worth. 

As we drove to a local breakfast cafe to chat.

I mulled over what the book had said, don't make the first offer and  start with an offer so extreme it anchors the rest of the negotiation.

He moved first.  "$290,000 for the company"

This was a LOT lower than I expected. Maybe this guy was desperate.

Now I didnt HAVE $290,000 so it didnt really matter. 

I stuck to my guns, and did exactly what the books had taught me. 

I asked "how am I supposed to do that?"

to my complete utter shock and disbelief, he said "30,000. But I wont go a penny lower.

"How am I supposed to make that work?" I countered.

He started sputtering, searching for reason's, negotiating against himself.

I can go as low as $18,000 if we sign today.

After I ordered, eggs and toast with a side of bacon. I made my offer.

$4,500 for everything.

He nearly spit out his coffee.

I thought he was going to leave.

He didn't.

I sat in silence. Letting the extreme anchor do its' work.

Instead he countered: $15,000 for the whole thing. 

I didn't crack.

To make a long story short, we talked for nearly two hours and I ended up buying all 4 US stores for $5,600, taking over the existing master franchise for 12 international stores, and agreeing to take care of the outstanding debts and giving him a small percentage of sales for 2 years!
